
Cologne-based PropTech company aedifion has secured €17 million in an oversubscribed Series B funding round. The round is led by European investment firm Eurazeo, which focuses on real estate, private equity, and infrastructure. Existing investor Drees & Sommer is significantly increasing its commitment, underlining continued belief in the company’s mission.
Other participants in the round include climate-focused World Fund, BitStone Capital, Hopp Family Office, and Phoenix Contact Innovation Ventures. Long-standing backers MOMENI Ventures, BAUWENS Capital, and LARTIS also continue to support the company.
aedifion addresses a growing global challenge: buildings are responsible for around 36% of energy-related greenhouse gas emissions in Europe. Its AI-powered cloud platform allows building owners and operators to monitor and manage heating, ventilation, and air conditioning (HVAC) systems in real time—cutting energy use, emissions, and costs simultaneously.
The platform currently manages nearly 500 buildings across Europe, the UK, and the US, covering over 5.8 million square meters. Customers include BNP Paribas REIM, AEW, STRABAG Property and Facility Services Group, and MOMENI Group.
The funding will enable aedifion to accelerate its expansion across Europe while continuing to innovate its building control technology. A major focus is the development of more advanced AI-powered tools, such as load optimization features and demand-side energy management.
Additionally, the company is rolling out a generative AI-based “virtual building assistant.” The assistant will help operators access building data and insights through natural language commands, streamlining tasks like reporting, troubleshooting, and daily operations.
Founded in 2017 by Johannes Fütterer, Erik Brümmendorf, Jan Henrik Ziegeldorf, and Felix Dorner, aedifion spun out of the Institute for Building Technology at RWTH Aachen University. What started as an academic project has grown into Germany’s leading software platform for smart building operations.
The company now employs over 100 people and continues to combine engineering expertise with software innovation, helping asset owners align their portfolios with ESG requirements while boosting operational efficiency.
